Why rent from Sprenger Properties?

1. We offer a rent to own option.  You are not obligated to purchase, but after a year of on-time rental payments you have the option to buy the home with financing provided. 

2. We are not to big, but we are not to small.  We're not so big that you will be treated like a number, but we're big enough to have a full time handyman plus several part time staff.  This helps us be responsive to your needs.

3. We work at improving our properties and keeping them well maintained.  As an example we do inspections every 6 months, during the inspection we take care of minor maintence items.

Our Rental Process

1.  Fill out our Pre-Application / Waiting List to Rent

2. We will look over your Pre-Application to determine the following: 

  • Do you have enough income to afford the rent?

  • Do you not have past judgments or evictions?

  • Will you be able to provide a positve landlord reference?

Negative answers to any of the above will not automatically disqualify you from renting.  Howevere we may ask for a co-signer.

3.  Look at the Home, decide if you want it.  (If not we can place you on our waiting list)

4.  Complete the Application to Lease Form and pay $300.00 ($60 nonrefundable application processing fee plus $240 cleaning deposit – see below).

5.  We use a Credit Service to help us complete the final screening.  This process may take up to 72 hours.

 Screening Criteria:

  • Rental history – Must have a rental history with no evictions and positive feedback from previous landlord(s).   Absent of a rental history, applicant must have a co-signor (co-signor must meet all credit criteria, and provide landlord reference or own their own home).
  • Employment – Will verify by phone with employer and/or ask for most recent pay check stub as employment verification.  Self-employed applicants must present previous year tax return.  Non-employment sources income may require additonal verification.
  • Credit – Must have Credit Score above 500.  Must not have multiple accounts in collection, multiple accounts past due, rent in excess of 30% of monthly gross income, or monthly payments in excess of 40% of monthly gross income. Exception may be made for medical accounts.
  • Criminal – Applicants rejected if recently been convicted of a crime against persons or property, has been recently convicted of drug related offense, or is a registered sex offender. Criminal background will be reviewed on a case by case basis.
  • Identification – All applicants must present a government issued photo ID.

EXCEPTIONS TO THE ABOVE CRITERIA MAY BE MADE AT THE SOLE DISCRETION OF  SPRENGER PROPERTIES. ADDITIONAL SECURITY DEPOSIT OR CO-SIGNER MAY BE REQUIRED.

6.  Pay first and last month's rent, sign lease and move in.
